Bengaluru, Sept 2026 : Bengaluru-based real estate developer Sumadhura Group is planning to invest around ₹17,000 crore by March 2030 as part of an ambitious expansion strategy covering residential, commercial and warehousing projects, with Bengaluru, Hyderabad and Chennai emerging as its key markets.

Under its Vision 2030 strategy, the company plans to launch nearly 45 million sq ft of projects across these cities. The planned investment will support both ongoing and new developments, as well as land acquisitions, significantly expanding the group's real estate portfolio.

Residential projects will account for the largest component of the planned development pipeline. Sumadhura Group intends to launch around 35 million sq ft of residential projects with an estimated gross development value (GDV) of ₹38,000 crore. The developer also plans to strengthen its presence in high-growth micro-markets and enter the luxury villa segment.

Alongside residential development, the company is seeking to build a larger portfolio of income-generating commercial assets. It plans to develop approximately 4.2 million sq ft of Grade-A office space, which is expected to have the potential to generate nearly ₹700 crore in annual rental income.

The group has also earmarked around 6 million sq ft for warehousing and logistics projects. These assets are projected to have the potential to generate approximately ₹225 crore in annual rental income, providing the company with a growing stream of recurring revenue.

“We are transforming into a diversified real estate company by expanding beyond residential projects and building a larger portfolio of commercial and logistics assets that generate rental income,” Sumadhura Group Chairman and Managing Director Madhusudhan G said while outlining the company's growth plans.

The proposed ₹17,000-crore investment is expected to be financed primarily through internal accruals and customer advances, with debt providing additional funding. Published reports have, however, differed on the precise quantum of additional borrowing expected during the expansion period.

Sumadhura Group has completed 56 projects covering approximately 17 million sq ft over the past three decades. The developer currently has nearly 11 million sq ft of residential and commercial projects under construction.

The company has already secured a significant portion of the land required for its planned expansion. Madhusudhan G said around 85% of the land required for the proposed 45-million-sq-ft launch pipeline is already under the group's control, potentially reducing execution risks associated with future land acquisition.

The developer recorded ₹2,075 crore in pre-sales and ₹1,750 crore in collections during FY2026. For FY2027, it is targeting around ₹3,800 crore in pre-sales as it accelerates project launches across its markets.

Over the broader expansion period, Sumadhura Group is targeting approximately ₹22,000 crore in residential pre-sales and around ₹14,000 crore in collections. While projects accounting for the planned ₹38,000-crore residential GDV are expected to be launched by 2030, completion and sales of some developments could continue into 2031 and 2032.

Beyond its established operations in Bengaluru and Hyderabad, the company is evaluating residential opportunities in Chennai. It is also exploring potential projects in Navi Mumbai and Pune as part of its longer-term geographical expansion strategy.

The planned investment marks a significant shift in Sumadhura Group's growth strategy, with the developer seeking to balance residential expansion with commercial and logistics assets while strengthening its presence across India's major southern and western real estate markets.
