RIICO Sitapura Flatted Factory Emerges as Entrepreneurs’ Preferred Plug-and-Play Industrial Hub
Jaipur, May 2026 : The RIICO Flatted Factory Complex (Plug-and-Play) located in Sitapura Industrial Area is receiving an encouraging response from entrepreneurs across sectors. Since the launch of the project last year, 14 modules have already been allotted, reflecting growing confidence in the initiative aimed at enabling quick and hassle-free industrial setup through ready-to-move infrastructure.
The Sitapura flatted factory has now evolved beyond being just an industrial building and is increasingly being seen as a gateway to a promising business future for entrepreneurs seeking modern infrastructure at lower investment costs.
Entrepreneurs from sectors such as ready-made garment manufacturing, gems and jewellery, and information technology have either begun preparations to establish their units or have already started operations within the complex. Business owners believe that the opportunity to set up industries in a prime industrial zone like Sitapura at affordable costs, combined with modern facilities, is helping them expand operations and build sustainable businesses.
Vijay Singh Sengar, who has established a garment manufacturing unit named “Shilpayan India” in Module SF-9 of the flatted factory complex, said he first learned about the RIICO project through associates connected to the export industry.
“Considering the location, cost and facilities available, this project proved to be ideal for my business. I did not have to spend extra time and money on security arrangements, office design or basic infrastructure, which allowed me to focus directly on business operations,” he said.
He also appreciated RIICO’s support throughout the process, from e-auction to allotment.
“The biggest advantage of this model is that it has reduced operational costs for small entrepreneurs and created better profit opportunities. Earlier, setting up a business used to take years, but now entrepreneurs can start operations almost immediately,” he added.
Mayank Agarwal, founder of IT company “Cohesive Teams”, said the project significantly reduced his initial capital burden.
“In the early stages of any business, a large amount of money usually goes into fixed assets and infrastructure. But by setting up operations in this flatted factory complex, my startup costs have come down considerably,” he said.
Agarwal is currently setting up a software development unit in Module FF-9 of the complex.
Entrepreneur Shubh Jain, associated with the garment and apparel sector, said Sitapura was already recognised as a major garment industry hub, making it a highly suitable location for expansion.
“Setting up a unit here has opened better growth opportunities for us. At present, eight people are employed in our unit, and there is strong potential for more garment units to start operations in this complex in the future,” he said.
RIICO officials stated that the flatted factory complex has been developed over an area of 4,167 square metres in Sitapura Industrial Area. It is the first project of its kind in Rajasthan where industrial modules have been allotted to entrepreneurs on a licence-fee basis.
Out of the total 33 modules in the complex, 30 have been reserved for garment, IT, gems and jewellery sectors, while three modules are meant for general-category industries.
The complex has been equipped with several modern facilities, including an administrative office, bank, training room, conference hall, canteen, freight elevators and passenger lifts.
RIICO is offering ready-to-move built-up spaces ranging from 1,236 square feet to 1,566 square feet for micro-industries with an annual turnover of up to Rs 35 crore. The initiative is aimed at ensuring that entrepreneurs can establish industries quickly without delays linked to infrastructure development.
Officials believe that the plug-and-play model is likely to play a major role in promoting micro, small and medium enterprises (MSMEs) in Rajasthan by reducing setup time, lowering costs and creating a supportive industrial ecosystem.
