September 2026 : The Aam Aadmi Party has stepped up its demand for bulldozer action by the Rekha Gupta government against an alleged illegal PG (paying guest) facility linked to the family of BJP MLA Anil Sharma in Satya Niketan. AAP Delhi president Saurabh Bharadwaj alleged that the property involved in the “Satya Niketan PG scam” has a registered land area of only 230 square yards, while the PG associated with Sharma’s family has been constructed over nearly 600 square yards.
Bharadwaj questioned whether government land worth crores of rupees, located along Delhi’s Ring Road, had been illegally occupied. He claimed that according to the MCD building plan, construction for the PG was permitted on only 175 square yards. Therefore, he alleged, the entire PG construction is illegal.
He asked Chief Minister Rekha Gupta whether her government would also take bulldozer action against a PG linked to its own MLA or whether such action would be limited to demolishing the homes of poor people.
Questions Raised Over PG Construction
Bharadwaj said that in 2022, an Aam Aadmi Party MLA and local residents had submitted written complaints to the MCD Commissioner and then Delhi Lieutenant Governor Vinai Kumar Saxena, but no action was taken. He alleged that the authorities did not act because the matter was connected to BJP leader Anil Sharma.
He questioned why Chief Minister Rekha Gupta had not ordered action against the alleged illegal construction and why Delhi minister Ashish Sood had not spoken about the matter.
Bharadwaj also questioned whether a PG measuring around 600 square yards could legally be constructed on a 230-square-yard plot located on the main Ring Road near the Motibagh Gurudwara Road and Shanti Niketan area.
He said Sharma had acknowledged that the PG belonged to his family. According to Bharadwaj, Sharma had earlier defended the property by claiming that the land belonged to his ancestors, that all necessary formalities had been completed with the MCD and that the building plan had been approved.
“We went to the MCD office on Thursday and, despite the officials trying to delay the matter, I personally sat in the record room and got the records retrieved from the computer,” Bharadwaj said.
He claimed that Sharma himself had stated in a video that the PG covered approximately 500 to 600 square yards. However, Bharadwaj alleged that the approved building plan and the registered document attached to it covered only 230 square yards.
According to Bharadwaj, building regulations permitted construction on only 75 per cent of the 230-square-yard plot, which would amount to approximately 175 square yards. He alleged that instead, a large building measuring around 500 to 600 square yards was constructed in 2022.
He said local residents and an AAP MLA had lodged written complaints at the time and that the MLA had forwarded the complaints to the Lieutenant Governor and MCD Commissioner. Despite this, Bharadwaj alleged, construction continued until the building was completed.
Demand for Action Against BJP-Linked PGs
Bharadwaj accused the Rekha Gupta government of adopting different standards when dealing with alleged illegal constructions. He said the Chief Minister was claiming credit for taking action against poor people's homes while an allegedly illegal PG connected to the family of a BJP MLA continued to stand in Satya Niketan and the Motibagh area.
“We have submitted all the documents. Therefore, Chief Minister Rekha Gupta should now take action against her MLA’s PG,” he said.
Bharadwaj further alleged that several PGs operating in the area were owned by senior BJP leaders and demanded that the Delhi government make public a list of their owners.
He said that if the government failed to disclose the details and take action, it would indicate that the Chief Minister was aware of the alleged violations and was protecting BJP leaders.
