New Delhi, Aug 2026 : The cost of purchasing a three-bedroom apartment varies dramatically across India's major residential markets, with Mumbai continuing to command the highest prices among 10 leading cities, while Kolkata and Ahmedabad offer relatively lower entry points, according to an analysis of property-market data available in August 2026.

The analysis, based primarily on current property listings and 3BHK price benchmarks published by Housing.com and cross-checked with recent residential market data from Knight Frank India, highlights the wide disparity in housing costs across the country's metropolitan markets.

Mumbai stands at the top of the table, with the average asking price for 3BHK apartments estimated at around ₹33,217 per sq ft. The city's new 3BHK projects broadly carry asking prices starting at approximately ₹20,000 per sq ft, while premium developments can exceed ₹65,000 per sq ft.

The Mumbai market also includes ultra-luxury projects with significantly higher prices. Such properties, however, have not been considered representative of the broader new-apartment segment because of their highly specialised nature and limited availability.

New Delhi ranks second among the markets analysed, with an average 3BHK asking price of approximately ₹15,329 per sq ft. The capital's housing market remains significantly more expensive than most other cities, reflecting high land values and strong demand in established residential locations.

Gurugram, another major Delhi-NCR market, follows with an average 3BHK asking price of about ₹13,391 per sq ft. New residential developments in the city show a particularly broad price range. Properties in relatively affordable locations can start at around ₹9,000 per sq ft, while premium developments can command approximately ₹26,000 per sq ft.

Bengaluru, one of India's largest and most active residential markets, records an average 3BHK asking price of around ₹11,223 per sq ft. New projects are broadly available in the range of ₹7,500 to ₹18,000 per sq ft, depending on factors such as location, developer, project quality and the segment in which the property is positioned.In Pune, the average asking price for a 3BHK apartment stands at approximately ₹9,635 per sq ft. New-project prices begin at around ₹6,500 per sq ft in relatively affordable areas but can rise to nearly ₹27,000 per sq ft in premium neighbourhoods and high-end developments.

Chennai records an average 3BHK asking price of approximately ₹9,007 per sq ft. New apartments broadly fall between ₹6,700 and ₹22,000 per sq ft. The city's pricing structure reflects the substantial difference between peripheral residential corridors and established high-value neighbourhoods such as Alwarpet.

The Noida and Greater Noida market has an indicative citywide 3BHK benchmark of around ₹8,732 per sq ft. New-project asking rates broadly range from ₹9,500 to ₹21,000 per sq ft. The higher starting rate for new developments compared with the broader citywide average underlines the difference between existing housing inventory and newly launched or under-construction projects.

Hyderabad records an average 3BHK asking price of approximately ₹7,900 per sq ft. New projects broadly range between ₹6,200 and ₹16,000 per sq ft. Prices vary considerably across the city, with premium projects in western Hyderabad commanding substantially higher rates than developments located in emerging residential corridors.

Ahmedabad remains one of the more affordable major housing markets in the comparison, with an average 3BHK asking price of around ₹6,906 per sq ft. New-project prices generally range from ₹4,500 to ₹9,500 per sq ft, although rates differ significantly between locations such as Shilaj, SG Highway and Vastrapur.

At the bottom of the ranking is Kolkata, where the average 3BHK asking price is approximately ₹6,570 per sq ft. New apartments broadly range from ₹3,750 to ₹13,500 per sq ft. The wide band reflects the contrast between comparatively affordable suburban developments and premium projects in areas such as New Town.

The figures illustrate the enormous gap between India's major residential markets. Mumbai's average 3BHK asking price is more than five times that of Kolkata. Delhi-NCR also demonstrates significant internal variation, with New Delhi, Gurugram and Noida occupying markedly different price points.

However, the figures should not be treated as official registered transaction prices. The low and high ranges represent indicative asking-price bands observed across current new-project inventory rather than verified citywide minimum and maximum sale prices.

Actual transaction values can differ substantially from advertised prices depending on location, developer, construction stage, floor, apartment orientation, views, amenities and unit size. Another important factor is the basis on which the price is quoted, as developers and property platforms may refer to carpet area, built-up area or saleable area.
